Our Process

Our building process is focussed on practicality and strong communication.

We’re committed to ensuring that you thoroughly enjoy your building experience and finish the journey with a quality home that is beautiful, functional and efficient.

Our industry-leading project management system also helps eliminate the project management chaos of custom building and lets you check your home’s progress anywhere, anytime.

1. Initial Consultation

This is an opportunity to meet with Craig and ask any questions you may have in regards to building. During this consultation we will discuss your design requirements, home orientation, site details, wish list items and budget forecast.

2. Concept Drawings

If you don’t have a design in mind, we will work with you to develop a design brief and arrange a consultation with our preferred building designer. Using the information discussed, the designer will develop the concept plans for your new home. Craig will support you through this process to provide technical advice on buildability, sustainability and cost management.

3. Initial Estimate

The initial estimate will be provided upon completion of the concept plans for your new home. We will provide access to the Imagine Homes online project management system through your own client portal to view all specifications, make selections, review budgets to communicate directly with the Imagine Homes Team.

4. Preliminary Building Agreement

The Preliminary Building Agreement includes the preparation of architectural drawings suitable for construction (if these are not yet prepared), BASIX report, a number of specialist reports and surveys, site inspection, engineering design. From this we will provide a comprehensive, fixed price proposal to build your new home. The proposal is a substantial document detailing everything to be included in your home.

5. Contract & Deposit

Upon agreement of the final Construction Drawings and quotation, we will prepare the Home building contract using the Housing Industry Association standard form contract.  Craig will ensure the required documents are signed and any questions have been answered. Upon receipt the Home Owner’s Iarranty insurance Certificate for your home, we will request payment of a 10% deposit of the contract price.

6. Council Submission of Plans

We will prepare and submit all plans and documentation to council and regulatory service authorities on your behalf. We will conduct a review of all DA conditions relating to the construction of your home once your plans are approved.

7. Stage Selections

You will receive full access to our online project management system for completion of your selections, viewing of any price amendments and your approval of variations (if any). We will provide access to our preferred partners, if you so desire, to finalise your electrical design, selection of appliances and sanitary-ware and with our design and colour consultant.

8. Construction

Once construction commences, you will have regular updates and site meetings with Craig and the site supervisor. You will have full access to your online project management system for all job information and communication during construction.  

9. Handover

We liaise with Council to coordinate your occupation certificate and prepare the documentation for your future records. We provide a comprehensive walkthrough prior to handover to identify any issues requiring remediation. On the day of handover Craig will run through the full functionality of the home and hand over the keys to your beautiful new home to you.

Ongoing Support

Our commitment to you does not stop at handing over the keys. You will have a six-month maintenance period to address any details that may require attention.

We will provide you with regular contact to ensure that you are kept informed and up to date.
